Olympic Torch passes thru Woodstock on December 27th

WOODSTOCK, ON November 21st, 2008 -- Residents of Woodstock eager to catch the Olympic Spirit will have the opportunity to see the Olympic Flame in person on December 27th as it passes through Woodstock on its way towards the Vancouver 2010 Olympic Winter Games.

The 2010 Olympic Torch Relay, presented by Coca-Cola and RBC, will reach over 90 per cent of Canadians within a one-hour drive. The torch relay route is available at vancouver2010.com and information on how residents can apply to be torchbearers can be found at icoke.ca and rbc.com/carrythetorch.

”This will be an exciting day for our city” said Mayor Michael Harding. “We are joining 1000 communities celebrating the 2010 Olympic Torch Relay. It will visit every province and territory. A special site is now available for our residents to apply to be an Olympic Torchbearer. The 2010 Olympic Torch Relay will begin its 106-day Canadian journey on October 30, 2009.”

“The 2010 Olympic Torch Relay” he added “will touch the soul of the nation, light the land and inspire the country by creating and delivering an extraordinary experience to all Canadians in communities across the country.”

“As the Flame winds its way across the country in the longest national Olympic Torch Relay ever, it will ignite the anticipation that will grow to incredible heights as all of us prepare to welcome the Flame and showcase Woodstock to Canada and the world.”

Residents interested in applying for an once-in-a-generation opportunity to carry the Olympic Flame can apply at iCoke.ca or rbc.com/carrythetorch. Coca-Cola and RBC, the relay’s presenting partners, have the exclusive rights for the public to enter the Olympic Torchbearer program and are looking for Canadian applicants who commit to live healthier or are inspired to create a stronger country by volunteering or making sustainable choices. There will be several opportunities to apply for torchbearer spots beginning now.

The Flame’s pan-Canadian journey will culminate on February 12, 2010 when it arrives in Vancouver for the Opening Ceremony before a global viewing audience of billions.

The Vancouver 2010 Olympic Torch Relay route will be the longest domestic Torch Relay in Olympic history, stretching over 45,000 kilometres throughout Canada. Upon its conclusion, the Olympic Flame will have passed within a one-hour of more than 90 per cent of the entire Canadian population.

The Government of Canada is a proud supporter of the Olympic Torch Relay helping to bring the Olympic Flame to as many Canadians as possible.

OXFORD STEPS TO LEADERSHIP PROGRAM 2009

Who?

Any community-minded resident of Oxford County. Maximum of 25 participants will be accepted, including up to 5 students age 15-19 years.

Why?

To encourage the personal development of Oxford County residents; to expand the leadership skills of community-minded individuals; and to initiate organizational and community involvement in Oxford County.

Where?

Each session will be in a different location throughout Oxford County. The program will include a 1-day workshop and a 1-day educational bus tour throughout the County.



Session 1 - Wed. Jan. 14/09—6:30—10 p.m. – Thamesford Library & Resource Centre, Thamesford

“Personality Types & Elements of Teamwork” - A get acquainted night. Meet the other participants and find out about some of the different organizations they are involved in. Discover your personality type by completing the True Colours Personality Assessment.



Session 2 - Wed. Jan. 21/09—7—10 p.m. – Tillsonburg Community Centre, Tillsonburg

“Speaking Effectively” - On people’s list of fears, it’s number one! Learn tools and techniques to speak effectively in a large or small group setting including tips for thanking and introducing guest speakers. Also learn how to communicate with your organization members, thoseexternal

to your organization and youth.

“Do You Know Your Community? Community Awareness Bus Tour” - Find out more about Oxford county and its many assets. Economic, agriculture, agri-business, historical and cultural aspects will be highlighted on this tour.



Session 4 - Wed. Feb. 4/09—7-10 p.m. – Norwich Museum, Norwich

“Asset Information and Gaps”- Learn more about Oxford County’s diversity—the area, the people and their values and cultures. Discover the

Information and Resources that exsist in Oxford and learn how partnerships can work to address the identified gaps.

“Responsiblities and Liabilites of Directors” – What is your responsibility and liability as a board member? Responsible procedures for organizations and individuals elected to a board will be discussed.



Session 5 -Web. Feb. 11/09—7-10 p.m. – Tavistock Mens Club, Tavistock

“Team Building & Group Dynamics” - Have fun while getting the job done is the theme for this session. Methods on how to keep groups working in a positive and innovative direction will be addressed.

“Effective Organizations” - Learn ways to make meetings more productive and how you can help create an organization that can make a difference. Find out how to run your organization smoothly while dealing with community issues.



Session 6 -Sat. Feb. 21/09 – 9:30 am. – 4:00 pm. “1-Day Workshop” - Mt. Elgin Community Centre, Mt. Elgin

“Stress, Time Management and Conflict Resolution” - Time management tips that will help you meet your goals successfully and not stress you out! Learn how organizations and individuals can resolve conflicts effectively. “Marketing & Fundraising for your Organization” - Learn ways to market your organization to create community awareness and build sustainability. Fundraising is often necessary—learn the essential features for any successful activity.



Session 7 - Wed Feb 25/09—7-10 p.m. – Fusion Youth Centre, Town of Ingersoll Youth Centre, Ingersoll

“Working with the Media” - Print, radio and TV—learn to utilize the press to your advantage. In addition, learn ways to achieve clear writing.



Session 8 - Wed Mar. 4/09—7-10p.m.

“Community Issues and the Political Process” - Group discussion on local and organization issues and how to deal with them. What is the process and how do you effectively lobby for change? How do you foster greater involvement in the democratic process to the benefit of individuals and the community? “Social Services Directory Information Oxford” Discover the information and Resources that exsist in Oxford and learn how partnerships can work to address the gaps identified.



Session 9 - Wed Mar. 11/09—7-10 p.m. – North Blenheim Insurance, Bright

“Ironing Out Community Issues” - Learn some effective problem solving techniques that will help you formulate an action plan for your community.



Session 10 - Wed Mar 25/09—7-10 p.m. – Ingersoll Creative Arts Centre, Ingersoll

“The Challenge - Shaping Our Future” - Where will you go from here? Organizations that will be successful in the future need to think creatively and be willing to adapt to change. A motivational speaker will put the program into perspective and challenge participants to strive for excellence. Graduation ceremony will follow.

Real Estate Board stats for October created some heated dialogue in the industry in recent weeks. While many believe that the dismal statistics reflect the recent volatility in financial markets, some are now asking if they also identify an emerging nationwide trend.

The simple answer is no. Although there are some serious negative factors influencing the marketplace, one month does not make a market. We need several consecutive months of momentum - one way or another - before we can really determine the direction of the market.

Make no mistake. 2008 has presented our industry with challenges across the board. Unit sales nationally are down 14 per cent from one year ago, hovering at approximately 397,000, while average price at $305,719 is up marginally over year-to-date figures for the same period in 2007.

Clearly, market conditions in most areas have shifted in favour of the buyer. There are more homes listed for sale than one year ago and houses are taking longer to sell. Our forecast for 2008 - released in October of 2007 - said as much.

Sellers are adjusting to new market realities - albeit reluctantly - while buyers are taking it all in. Some are sitting on the fence, waiting for housing values to fall further or interest rates to decline a percentage point or two more. The courageous are jumping into the market, taking advantage of lower prices, greater selection, and less competition.

For those that are trading in the same market, it's all relative. Sellers may get less than they thought for their homes, but they'll also pay less on the other side of the transaction. With market conditions stabilizing, first-time buyers now have the luxury of time in making their housing decisions. They also have greater purchasing power than they had one year ago - and their dollar will go much farther.

Unlike other investment vehicles, residential real estate serves two purposes. It's still considered an investment, but it is also a roof over your head. We know from past experience that housing appreciates at a rate of five per cent annually. It's cyclical, so it may rise and fall, but the risk involved will never be as steep or as serious as in the stock market, where the value of your portfolio can drop 30 per cent overnight and some of your stocks can fall to 0. You also can't live in your mutual fund.

Real estate has faced many obstacles over the years - from man-made catastrophes like the high-tech crash, 9/11, and SARS to natural disasters like hurricanes, ice storms, and forest fires - but continued to experience steady growth. In 2009, there are some announcements that are expected to have a positive impact on the housing market and they are as follows:

The Bank of Canada has indicted that lending rates may fall further in 2009.
Federal government intervention in the form of a $75 billion mortgage purchase from the CMHC will free up additional credit.
Measures will be introduced by both the Federal and Provincial government to bolster the economy.
A lower Canadian dollar - hovering at 85 cents American - may provide a much-needed boost to manufacturing.
Job employment rates nationally continue to hold steady at about seven per cent.
Population continues to grow through immigration.
We may be in for some challenges over the next six to nine month period, but we should see clear signs of recovery by late 2009. The good news is that lifecycle events will continue to occur, whether real estate is experiencing a bull or bear market.
